Will a 12k lift a 4,000 lb load to full mast height?
Usually yes, but read the plate on the actual machine rather than assuming. Rated capacity falls as the mast rises and falls again as the load centre moves out, so a load that is easy at ground level can be over the chart at the top beam. The data plate lists both.
Should I hire a 12k forklift or a telehandler?
A straight mast 12k is cheaper, more stable and better at moving material around a site at low level. A telehandler of similar capacity reaches out and up, which is what places material on a deck or over a wall. If nothing has to be placed away from the machine, the mast is the better value.
Can a rough terrain 12k work on a finished slab?
It can drive on one, and it will mark it. Large lugged tires, the weight and any tracked in mud are hard on a polished or coated floor, and the machine is too tall for many doorways. For inside work, ask for the cushion tire version rather than trying to make one machine do both jobs.
